Our fast, simple, and easy process to quick closing. Most of our loans close within 7 days.

 

Loan Products:

Investor Rehab and rental property fix and flip loans, short, mid and long-term financing available

 

Interest Rate:

Interest Rates from 9.95% to 11.95%*

 

Loan Terms:

12 months- Our most common loan product is for rehabbers that plan rehab and sell their property within 12 months.

We also offer loan programs for rental properties

“Interest Only” payment loans

“No Pre-Payment penalty”

Rental property loans also available with longer maturities

 

Term:

Standard term=12 Months, Interest only payments, No Pre-Payment penalty 3 to 120 Month loan terms and Fully amortizing loans available

 

Max Loan to Value-(LTV/LTC)-Loan to Cost

We lend up to 70% “LTV” Loan to value of the “After Repaired Value” OR 90% “LTC” Loan to cost of the project.

Down Payment Requirement:

We finance 100% of the rehab/renovation costs. Down payment requirement typically is 10%* of the Contract Sales price. Seller concessions are allowed.

 

Pre-Payment Penalty: None

We do NOT charge a Pre-Payment penalty on our loans- (some exceptions may apply for certain loan scenarios)

 

Credit Score:

No Minimum score requirement for most transactions

How fast can you close?

Our usual closing turnaround is 7 business days.

 

How do I get Pre-Qualified for a “Proof of Funds” letter to shop for offers?

Go to the “Loan Application” tab, complete the on-line credit authorization form. Sign and, scan or mail in with application fee (married couple’s complete one each).
